Montgomery County housing development along Rayford Road and the Grand Parkway

New planned communities have been popping up around the Grand Parkway new commercial corridor – building thousands of new construction homes by a number of National and local homebuilders. This region is also home to hundreds of acres of undeveloped land. Rayford Road has become an attractive area thanks to its close proximity to major roadways.

“There [are] not new homes in The Woodlands so much because it’s all built-out,” said Lawrence Dean, the Houston regional director of Metrostudy, which provides research and analysis on housing markets nationwide. “South County … becomes more attractive because it’s a shorter distance to central Houston and it’s very close to the Grand Parkway or [I-45].” - excerpt from Community Impact

Residential build-out approaches in The Woodlands for single-family homes

As The Woodlands township gets closer to becoming fully built out, new construction are hard to find. Many homebuyers would love to live close to highly desirable attractions, such as The Waterway, Town Center and Market Street, but feel limited to renovating older homes in the area. Fortunately, there are other options, located on the outskirts of The Woodlands with the benefit of close proximity to the Grand Parkway.

“Single-family residential lots are approaching build-out in The Woodlands, with only a few hundred remaining to sell to homebuilders, said Heath Melton, the senior vice president of master-planned communities for Howard Hughes Corp., the company that manages real estate development in The Woodlands.” - excerpt from Community Impact

Aging homes draw redevelopment interest

For those who currently own an older home in The Woodlands and are considering buying new, it may be a good period for investment opportunities – as there is a growing interest for redevelopment.

“Increasing numbers of homeowners and new buyers in The Woodlands are looking to redevelop or rebuild houses constructed early in the community’s development that are now more than 40 years old.” - excerpt from Community Impact

Experts say affordable housing in The Woodlands area is scarce

With the average market value of a home in The Woodlands township at $400,000 since 2015, it may seem very difficult to find an affordable home in the area. However, neighboring communities, like Falls at Imperial Oaks, are offering new construction homes from the $250’s that are located just 7 miles of Town Center.

“Houston Metrostudy Regional Director Lawrence Dean said The Woodlands’ amenities and desirable location do not allow for much low-cost building within the township due to local land prices, but developers in neighboring areas continue to recognize demand in the lower pricing market.” - excerpt from Community Impact
